Rental property inspection checklist for Kampala tenants

Viewing five houses in one Saturday is normal in Kampala. By house four, you forget which had the broken geyser. A simple checklist keeps you honest — and saves boda money on second visits.

Before you leave home

Confirm the exact location on a map — not "near Ntinda"
Note UGX rent, deposit, and what utilities include
Bring phone charger, torch (flashlight), and notebook
Budget 45 minutes per property if you are serious

At the gate

[ ] Security: guard, wall, lighting at night
[ ] Parking: where your car or boda actually stops
[ ] Water: tap at compound, tank visible, borehole or NWSC
[ ] Power: prepaid meter location, last bill story

Inside each room

[ ] Floors: tiles cracked, wood soft, carpet smell
[ ] Walls: cracks, damp, recent paint only on one wall
[ ] Windows: open, close, lock; view and noise
[ ] Power points: count and test
[ ] Wardrobes and kitchen cabinets: open everything

Bathroom and kitchen

[ ] Water heater works (if included)
[ ] Drain speed in shower and sink
[ ] Kitchen ventilation — smoke and grease matter
[ ] Cockroach or rodent signs (look behind fridge space)

Questions to ask out loud

Who pays for water tank fill? What happens when power goes for hours? Can I paint or hang shelves? Who is the decision-maker if something breaks?

Write answers before you get in the boda home.
