Roof leaks and damp walls — what to check on viewing day
Kampala has two viewing seasons: dry (everything looks fine) and wet (truth arrives). If you can, view during or just after rain. If you cannot, inspect like it rained yesterday.
Ceiling tells the story
Brown rings, bubbling paint, or fresh patch jobs in corners often mean active or recent leaks. Ask directly: "When did this last leak?" A honest landlord answers. An evasive one is data.
Ground floor and basement rooms
Damp rises. Walls that feel cold and smell musty at floor level may never fully dry. Bedrooms on ground floor need extra scrutiny.
Top floor and penthouse units
Great views — but you inherit the roof. Ask about last roof repair, gutter cleaning, and who pays if water enters during heavy rain.
Mould and health
Black spots in bathrooms and wardrobes are not cosmetic. If you have asthma or children, take mould seriously.
Protect yourself
Photo every stain. If landlord promises repair, set a deadline before move-in or a rent credit in writing. Verbal "we will fix" is not a plan.
