Rent increase rules in Uganda — a tenant guide

Rent goes up in Kampala — markets move. The question is whether the increase was communicated, timed, and matched to something (improvements, taxes, or just appetite).

Mid-lease increases

If your agreement fixes rent for a period, an increase during that period needs mutual agreement. Get changes in writing.

Renewal increases

At renewal, landlords often reset to market. Compare similar units in the area — map search helps you know if UGX 100k more is normal or greedy.

How to respond

Ask for reason and notice period. Negotiate if you are a reliable tenant. Long stable tenancies have value to good landlords.

Document everything

Voice notes are fine; follow with a text summary both sides can reference.

This is practical guidance for renters and landlords in Uganda — not legal advice. For disputes, consult a qualified professional.

What we are not saying

We are not saying every agent is bad. We are not saying every Facebook ad is a scam. We are not saying an app replaces visiting the property.

We are saying you deserve a rental market where location and price are not mysteries — and where founders do not inflate numbers to impress investors.
